Q: How long will the project take? (sart early)
A:
Engineering by a surveyor, site plan, county permitting can add 2-5 months in Calvert, Charles, St. Mary's. ; Prince Georges County 8-12 months to the project schedule before building can be started.
Q: How long does it take to build?
A:
Weather and time of year can have an affect on building, generally speaking most project done with quality work take 5 to 6 months construction time.
Q: Do we need an Architect?
A:
In most cases Bay River can handle your design needs in-house, thus avoiding the disappointment and large cost of having and Architect design a home outside the realm of your budget.
Q: Do we need a Real Estate Agent?
A:
If you own the lot you wish to build on, there is no need for a Realtor.If you need a building lot we can help you with our in house Broker Service.
Q: What is the square foot price to build?
A:
This is a common misnomer, each home is unique in style, and there is no way a builder can quote a square foot price that has any meaning. (for example)
Does the square foot price calculated include a basement, garage, site work, permits, complicated roof lines, window quantity, size of kitchen , hardwood & ceramic, green design, rambler, 2 story, length of driveway, clearing of lot, etc.These are all variables that need to be considered in the pricing.We cost out each home independently to give you a fixed price with no surprises.
Q: How much input do we have in the design phase?
A:
Total input with our staff guiding you with our experience with the knowledge that you want to stay on budget.
Q: What about selection of finishing products?
A:
Special items, such as appliances, light fixtures, ceramics, counter tops, entry doors can be budgeted as an allowance so that you can choose what goes with your plans, not builders.
Q: What about energy efficiency?
A:
Bay River is devoted to giving the most energy efficient home available based on our standards and the ability to upgrade to match your needs and budget.
